About Lentor Signature
Lentor Signature is the new private condominium planned on the URA residential sale site at Lentor Central in District 26. Lentor MRT on the Thomson-East Coast Line serves the estate; the project gate and walking route are not yet known.
URA awarded the site on 6 March 2026 to GuocoLand (Singapore) Pte. Ltd., Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd. for S$657,100,000, which works out to S$13,753.19 per square metre of gross floor area. The land measures 15,925.8 sq m with a maximum GFA of 47,778 sq m on a 99-year lease; see the URA tender award release. URA estimated about 560 homes when it launched the tender in December 2025.
GuocoLand’s 2 July 2026 media release describes approximately 553 units across three towers, two at 26 storeys and one at 27, on a 171,424 sq ft parcel next to its Lentor Modern development. It targets BCA Green Mark Platinum (Super Low Energy) certification and a launch in the first half of 2027. Prices, unit mix, floor plans, facilities, showflat timing and TOP stay TBA until official sales material is released.

GuocoLand says most units are planned to have unblocked views of surrounding landed housing, Lower Seletar Reservoir or Lower Peirce Reservoir. The postal address, project entrance and walking route are still TBA.
How big is the Lentor Signature land parcel?
URA records a land area of 15,925.8 sq m (GuocoLand gives 171,424 sq ft) with a maximum gross floor area of 47,778 sq m for the Lentor Central site, sold on a 99-year lease.
Which companies won the URA tender for this parcel?

What is the Lentor Signature price per square foot?
Unit prices and psf are TBA because no developer price list exists yet. The S$657.1 million land tender, about S$1,278 psf ppr as reported by EdgeProp, is a land cost and cannot be read as a selling price.
What is the tenure of the Lentor Central site?
URA sold the land on a 99-year lease. The date the lease starts is not stated in the material held here, so treat it as TBA.
How many homes will Lentor Signature have?
GuocoLand’s 2 July 2026 media release plans approximately 553 units across three towers, two at 26 storeys and one at 27. URA had estimated about 560 homes at tender launch. The unit mix is TBA.
When will the Lentor Signature showflat open?
No showflat venue, preview date or booking schedule has been released. GuocoLand has said the project is targeted for launch in the first half of 2027.
When is the expected TOP for Lentor Signature?
The completion and TOP dates are TBA. This site will add them only when they appear in developer or government material that matches the Lentor Central parcel.
What other private projects are in the Lentor estate?
GuocoLand describes this as its fifth site in the Lentor Hills estate and says its four earlier projects there are fully sold; The Edge Singapore called it the eighth GLS plot in Lentor. Nearby launches include Lentor Modern, with 605 units launched in September 2022, and Lentor Central Residences, with 477 units, which was reported 93% sold at its March 2025 launch.
How should I prepare financially for a Lentor new launch?
As a private condominium, the purchase will be assessed under TDSR, loan-to-value limits and buyer’s stamp duty, plus ABSD where it applies. Use the calculators to set a household budget now, then test it against the official price list once released.
How do I get the Lentor Signature brochure and floor plans?
Submit the enquiry form to be told when developer-issued material appears. Check that any brochure or plan names the Lentor Central parcel and its developers before relying on it; registering does not reserve a unit.
Who is behind the Lentor Central site?
URA awarded the site to GuocoLand (Singapore), Intrepid Investments and TID Residential on 6 March 2026.
Is Lentor Signature an executive condominium?
No; the Lentor Central site was sold by URA for private residential use on a 99-year lease.
